Running numbers should have you running away from deals, not ignoring the numbers to still get the deal done.You can learn a lot by listening, but you can also start to tell he does a LOT of things that no one should ever do, and makes up for it by having huge volume. 

The reason you are not having luck is because a very obvious logic yet completely ignored principle real estate investors refuse to acknowledge.Here goes.NOTHING can target motivated sellers.No list, no gadget no software no "Deal Machine", no propstream no NOTHING!

There were many red flags throughout this whole process but I chose to ignore them.4.)

I was told several times I was approved , it was in underwriting  or they need a SOW to reflect etc... the a couple of call got ignored  and then I received a email requesting a new appraisal  for another 1000 dollars.

There are certainly neighborhoods in Philadelphia where you can complete the BRRRR with your budget, but you are ignoring the fundamentals that make real estate a lucrative investment.

I also don't want to unintentionally commit Mortgage fraud in my ignorance.

Tell me the books, the courses, the websites, the certifications-- whatever you think I need to know to not be as ignorant as I am now. 

But I had sent them our W-2s and they just ignored them.  

Makes it not investor friendly, but there's too many other great things about the city to ignore.
