No prepayment penalty so I plan to pay it back in full when I refi or sell the deal that this loan allowed me to do....I'm betting that the deal will work out better than any appreciation in the stock market over the life of the loan, and if the market goes south again I'll be even happier...

That's why people with college degrees make more money than people without, and some studies show that they are also happier people - maybe because they use the same skills to solve personal problems.There will always be exceptional people like Rich Weese who can achieve anything they set their minds to regardless of a degree, but the probability of a person being Rich Weese is fairly low and you should not plan on it.

Most of the time I would always work something out with the listing/selling agents and keep the happier than getting nothing...and you'll need to be able to work with Realtors in the future, so keep them happy!
