sometimes, for some of us that has "wild speculator instinct" and good future projection, best business is always what business that we purchased when we got certain discount in relative to valuation.For example.In 2009-2012 this is our best party to purchase residential real estate as asset price is falling.In 2000-2005 was the best time to purchase commodities company/assetIn 2023-2025 could be the best time to purchase hotel or office as asset valuation went down 70-90%.

Its cheaper and faster to do a full gut remodel 

I had a similar situation , I kept the house clean , neat and liveable for 10 years , when the last tenant moved out , full gut down to the studs rehab , everything new . 

In reality what happens is you end up paying more for a "clean house" but because you are doing a flip people want new mechanicals (central air, 200 amp electric, pvc plumbing stack) so you end up doing a full gut or larger rehab then simple cosmetics and now your returns have shrunk.In your situation for your first investment I would be ok with a smaller return because of the experience gained, but for the next look for larger profit.

The basement reno was a great learning experience, it was a full gut and redo which included HVAC and plumbing for basically the whole house. 

I’m literally scheduled to chat with a mentor (partner investor) here soon and my gut has caused me to have hesitation but i didn’t want my fear of doing to be confused with my discernment.

Stay at home at 18 get a job in a factory work your guts out while living at home for two years save every penny and buy a house with cash or put 75% down.

It can be very gut wrenching/teeth pulling but it's very effective if you consistently do it.

Most of my flips have been full guts and re-framing the inside in a way that totally changed it around, so I feel this to much easier in that I do not have to work around whats already built, crooked floors, foundation that have set crooked, etc etc.
