Would love to know if you think I'm missing something here, or what other options you think someone in this position could explore to start getting their feet wet and moving forward in the near term.

They all are just computers making guesses based on other rentals in the area and adjusting for things like more square feet.

For instance, say I run across a 3 family at 4,000 square feet but its marketed as a 6 bed 3 bath property.

@Reitta Seidel, yes.Maybe sharing some of your thoughts that made you post this question will yield more valuable feedback.In my market, single family homes sell all year round.  

If you just put it on the OTA’s year round it’s technically still available for you to occupy 100% of the year.

It’s been a while since I’ve posted - quick update:- Purchased condo in 08/2021, fixed it up and it’s been fully leased since 11/2022- Purchased 2 unit in 10/2022, currently living in one unit and renting the otherI’ve gotten my feet wet, bumped my head, learned a lot - but ready to add to my portfolio.

Our business is replacing 1-2000 sq feet of flooring per month in our rentals.
