I see your point about VD eve, but if you are waiting to do showings until after your current tenant vacates, you are cutting your revenue by at least 8% per year.

The standard is 15% down, but depending on your financial standing(credit score, net worth, experience) you could get as low as 5% down and some eve no money down(did the last two like that).
