Typically real estate investors will look at Cash on Cash return and IRR for the whole investment.Also dig a bit deeper into tax implications!

Not a mortgage for $350/month less but with the risk of needing $6000 to dig a new sewer line, or $1200 to replace the heat exchanger...or even the $1000 needed to pay the deductible on a covered insurance claim for the hail damaged roof.  

These deals are out there, just have to dig a little deeper.

Every time I see a deal that looks "affordable" I dig a little deeper and find that the property is full of rent stabilized or rent controlled units.

If you’re looking to wholesale to that specific builder, Dig a little deeper into his number so that you can better filter deals you want to send him. 

My primary residence is covered under our homeowners policy but we opted for the extra coverage through Dominion (or whatever they are now) for the upgraded sidewalk and landscaping replacement coverage should we ever have to dig. As

New Western usually has decent product but I’m not sure how many states they cover…  Good thing you’re doing your HW..Depending on your market you may want to dig a lil deeper and connect with the good ones in that specific location. 

If she really doesn't need the income, maybe dig a little deeper into why she is keeping the property.

The well head is in a large plastic box with a lid  I just have to dig a foot of dirt and I am there .

Could potentially dig a well if approved by fire department, but unsure about sewer.
