I borrow dollars from the bank and immediately sell those dollars to owners of commercial income property that I want to own.And then I buy those dollars back over time using the cash our tenants pay us in exchange for using our space.I'm currently shorting $10M and I can't lose regardless of who wins on 11/5By the way, the dollar will always decline in value so this thesis is applicable in any election or economic cycle.Go vote for whoever you feel strongest about, but remember you have infinite more power and that which is within your direct control

California requires an $800 for LLC's that are doing business in California.California law suggests that managing members of an LLC that are a resident of California are considered to be doing business in California.Normally people will suggest opening up the LLC in the state where you are doing business(Normally the state where the property is located at).Others will suggest opening the LLC in a different state such as Wyoming, Nevada or Delaware for charging order protection, business friendly case law, anonymity, etc

I’ve had clients pay $100k for a sewer line though (commercial properties, complicated lines running under parking lots, sidewalks, landscaping and the bid includes replacing the landscaping too, etc. or requiring a permit from the city to close off the road for the day with traffic control, etc.).

You could go into NJ (although the cost to play is high in Northern, but the rents can be very nice), or you could bypass and head into PA near Delaware Water Gap and get low taxes and good renter options.
