Liz.Take each deal with tenants in them one at a time and budget for an eviction.Some of these tenants may not be as great as you think.They may destroy your property or stop paying rent if they find out there is a new owner.

You will have a lot of trouble with them, find a good mason that works fast, I say mason because any wood, metal or plastic fence will be destroyed over night, build a block wall and fill it solid with concrete and rebar.

Self management isn't all that difficult—it requires some dedication and optimism when you find yourself dealing with the more annoying "human" problems (i.e. negotiating a tenant not paying rent or destroying your home, etc.) but there's plenty of tradeoff.

I would consult a local attorney about this to be sure you are complying with state laws.I am not a lawyer and do not offer legal advice.Just my personal opinion but,if the tenants property was damaged or destroyed through no fault of there own,it would be the landlord’s financial responsibility to make the tenant whole and their insurance should pay for the damages to the home and the tenants belongings.Again,check your local laws with an attorney.
