My challenge is i am going to buy 2 SFHs and if there is a situation that arises that i cannot buy any of the 3 properties listed due to a problem in inspection or for another reason, will i be be able to list another set of 3 properties within that 45 day time frame?

I may stop my second job teaching night school at a community college fall 2017 and keep my daytime teaching job until 2019 or 2020.  

Corey, put a 30 day time frame on the contract..you will rarely need earnest money unless you're doing an option.If you have to give earnest money, tell him/her it'll be deposited in an escrow acct. w/ your title company.

Make sure the application is completed don't run it until it is, If you require prior landlord verification be specific and give a 3 day time limit.
