I tried signing up for Cozy, but I was only able to make 1 late fee and not a per day type deal per the lease I'm using. 

We would like to start using Cozy or Zillow Rental Manager for our rentals to collect payment and screen tenants etc.

Using a service like Cozy; the tenant logs in and orders their own background check, credit check and more.

Of course stay within the confines of the lease.  

But again, since this specific entities operations and assets would all be completely confined within the state of MO a series LLC would be scrutinized under MO laws / interpretations and you shouldn't have to be concerned about other jurisdictions.This article might be mildly helpful?

It was really nice modern appliances, energy efficient, built in surround sound and a cozy fireplace, pretty much everything had been redone.

You have stated that the damage appears to be confined to two area's of the sill plate.

I would suggest trying Cozy or OKUPIED (we used to use Cozy and now OKUPEID).  

They need space to move around in and not feel confined.
