I only heard about 80% of the conversation because of an overzealous air conditioner, and they were talking "shop", so some things no doubt slipped by me, but that's what I got.I left thinking there is still some discretion given to the judges at the local level, at least for now during this transitional time, and that even the judges are not well versed in these provisions.

If Joe Sixpack's daily job is managing 20 cabins that are within 10 miles of his residence, and he's telling you "I self manage...anyone can do it", consider the source, and the situation.Obviously, if you live 300 miles away and the air conditioner goes kaput in the middle of a weeklong stay, you are going to give back a big chunk of that money you saved self-managing, as you likely have no way to adequately respond to the situation and preserve that stay, and possibly the one after that.

You're dealing with a low-equity property, and while borrowing the money may sound "free" due to interest rates, the costs and liabilities of holding the property aren't free; odds are you will be primarily paying the bank, and any long-term expenses will again come out of your pocket (special HOA assessment, roof replacement, water heaters, air conditioners, etc.)

Look at what happens on a super-leveraged deal if a minor event such as a bad water heater or air conditioner failure occurs, or more significant event such as a tenant needs to be evicted or major repairs are needed, or macro things happen, such as a local factory closing or jobs lost due to Obamacare.

I also add a recessed cubby for the shampoo/conditioners etc as they love it. 1st Pic below is 49c tile shower stall with that cubby behind her shoulder & then the high end porcelain tile I did with a marble cubby I got from Lowes for $50.With 49c tile the grout lines are larger because the tile varies in actual dimensions.
