There are lots 20. x 60 that sold for 1.5 million as well...So I am hoping to sell each home (2) for 1.7 mil minimum 2.3 mil max.....Im not going to lie, it is scary, we are going through covid, but at the same time this is once in a life time opportunity ,  you dont find land in this area much anymore let alone 180k per 20x60 lot (4 of them converted into (2) 40x60 lots). 

The ENTIRE mentality here is wrong.Listen carefully and hoe you and everyone else here understands this.Consider this.I have 15 kids, 4 dogs, 300 chickens, 3 wifes (that don't know about eachother), an uber eats job, and 35 dollars to my name.

The key lies in understanding how the depreciation rules apply to different types of properties and the potential tax savings they offer.For SFR and small multifamily properties, bonus depreciation and increased expensing limits can still provide significant tax advantages(currently 60% for 2024).

The construction loan is only for the actual construction, and you will want to refinance that into a new loan with a longer amoritization, unless you have a couple Mil lying around. 

Most of their deal numbers posted make no sense and it seems many are completely lying under hidden usernames. 

We do not play games lie they do in CA or NYC.

But hey, it's funny when it comes down to it, Ohio Cash Flow won't put their money where their mouth is, so we know where the Bullsh*t lies...
