At the end of the day, 99% of sellers and brokers only care about your surety to close (I leave out 1% that might care about HOW you operate your deals, regardless of price paid).The fact that you have never closed a large transaction AND are not providing all your proof of funds up front and/or talking with brokers about where the money is coming from, will give them some trepidation.  

Fannie/Freddie do NOT care if you transfer your property to your LLC. 

Security deposit will take care of the last month of unpaid rent, but I'm considering filing a small claims court lawsuit to get a judgement for recoverable damages.

Cut expenses and work, no way around it.

.)• NNN - purchase triple net lease opportunity (1031 everything into it, managed under trust, tenant takes care of everything) • Sell each off the normal way (even spreading out one a year, heavy tax implications and truly diminishes decades of work.) • Give/donate each away-----I expect many here have already been through similar dilemmas and interested in experiences, lessons learned.

Got a call from the tenants mother on Tuesday morning - she said her son (my tenant) was shot nine times this past Saturday & is in intensive care, surgeries, etc.
