@Abigail King I invest in several towns in central IL, and am interested in adding some properties in Peoria to my portfolio as well. 

I've talked to so many California investors who have bought in inexpensive markets in the Midwest or the South that have had so many issues with Class C. 

Just look at what they are doing in CA they are ripping vines out left and right.. younger folks dont drink wine like us boomers. 

Like i got a recip to Mississippi for my CA / OR Brokers licenses and it was a whopping 13 question test I never figured out how they came up with thirteen questions its was almost like for me taking a drivers license test took me 5 minutes..

I've successfully completed a few house hacks in California, and am looking into branching out to the Midwest with small to mid multi-family to scale a bit faster.

Here is a list of what adding ADUs, especially in single family zoned areas,  in my CA market is typically a poor RE investment:1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.

@Abigail King  I started with a seller finance, $80k, 10% down ($8K) + $1k in closing costs.Put about $40k in rehab in it.
