The reason most inexperienced investors buy in Detroit or Cleveland is because of cheap pricing.

Give them all a call and see if they are willing to sell and if not are they in the market to buy.

Nobody forced you to buy a property as a investor you are entitled to do your own research and due diligence.

First thing is to decide if you want to flip or buy/hold.

My method has always been to call every listing that hit 90 days on market in areas that I want to buy.
