Hi Jonathan,I set up my SDIRA years ago for the purpose of purchasing notes and have since used it for lending and doing land trust investments.

My personal thesis is to avoid the HOA altogether, problem solved.RESTRICTIVE COVENANTS can still run with the land even if there is no HOA, placed on by the developer.

I have been on the *** end of these deals when I was young and did land acquisitions for a GP that went busto and man its a cluster of epic proportions..

I just fund land flippers that need to control the land .

Does anyone know, or have a good idea, about the difference in returns on entitling & developing the land for each scenario, with final objective to sell to a builder to build and sell the structures him/herself.  

There are several things to fear money loss on a bad investment, government involvement in RE, bad tenants that cost time and money, hidden maintenance issues and/or land issues and the list can go on.Today, I don't fear money loss or tenants,  the big unknown is how much the government wants to get involved in either taxes or landlord/tenant issues.

I know this sounds a bit like a weather forecast - "Sunny with a chance of rain" - but my crystal ball seems to be on the fritz right now.Best regards, Stevan

Cody,If you want to work with a bank or lender to build on a piece of vacant land you will need to be on title of the land for at least 6 months.
