Me and my wife have been saving over the past few years and finally hit 92k.There are quite a bit of 4 plexes that popped in the area for 250 to 300k we wanted to put a fat down payment on one and start our houshacking rei journy.Should we start with a 4plex?

I have been looking for almonds but the price has backed off recently on that as well (about 2k per acre return right now).

No big fat corporate overhead.

You would then have a revolving door of agents to try and constantly train depleting valuable time, money, resources.Instead a brokerages sets up a commission only system where the strong survive and thrive but the weak sales agents eek out a few sales at fat splits to the brokerage before leaving the business.Commercial is a lot more complex than residential.

@Marissa Chambers depends on where it is, what type of restaurant ie. free standing, inline, full service, fat casual, fast food, vacant or occupied, if vacant how long has it been sitting.Lots of variables
