The only option is to use a co-signer like a wife, girlfriend, parents, or grandparents who have income and can help you qualify.

The hard money lender will also be doing the paper work etc. so you just shadow that as well.recommend that you fund 100% of the deal and avoid for your first time a co Beneficiary transaction.. ( which is basically what crowd funding is  IE bringing a bunch of small investors into one loan)...

@Brian Serina I'm by no means a Co Springs multifamily expert, but the rental market here has been going up quite a bit lately.

Hearing stuff about "Lehman Brothers", "Bernie Madoff", and stories from a  a co-worker during college who has been trying to retire since 2000 (but failed due to losing money the dot-com crash, Enron, and the "Great recession") made me skeptical of investment "experts."

I've been a software developer for 17 years specializing in Microsoft technologies and have my BS degree in Information Systems.  15 years ago I started learning about RE investing from a co worker that was embarking on this journey, and I read books like Rich Dad Poor Dad, Cashflow Quandrant, Total Money Makeover, How to Win Friends and Influence People, and other various "motivational/self-help books".  

Now the only way underwriter sees would be to add a co-borrower. 

Let your friends and family know as well, you never know if a co-worker or friend is trying to unload a home.Hope that help.
