Even with rent control, prices have risen quickly.  

A quick search says they have 5 days to appeal and must post a bond equal to a months rent.

Sometimes only one person to help you and they're not quick, or not cheap, or you just don't like the way they work?

Personally I would defer this question to someone with design experience, not sure I have seen too many on here commenting.You could do something neutral but remember especially with the rug if it is light color it will likely run quickly.
