I usually avoid the arms but a 15/15 arm at a full percentage point lower make it hard to resist but we shall see what i can find for fixed as that is ideal situation for sure.

In a worst-case scenario, it would be aggressive and violent tenants who don't want to leave and would physically resist removal from a property and that could be dangerous.

With the rules that are temporarily in place, I don't believe that any property is truly recession resistant because the government has found a way to make the best recession resistant asset in the history of the world very vulnerable.

For the kitchen and hallway I would definitely use LVP, really strong and good in high traffic areas, most are water proof and scratch resistant, so they are very durable.
