If you foreclose and take it back then you can resell it later but if you are owed $25,000 and it sells at foreclosure sale for $40,000 you don't get paid $40k.

Rent goes into this account, and expenses are paid out.

They don't tear things up, they don't party, rent is generally paid early, lots of positive attributes!!

Consult an expert, but my understanding of a 1031 is that you can't pay cash for the next deal unless you paid cash for the original one.

For example, my average terms are 90%-100% LTV and 10% interest flat no points or pre-payment penalty.
