On an early 1900s house slate is common and will last a long time but it's hard to find someone to repair and more costly due to lack of materials. 3 Tab shingles would be next and are very similar to what is available now with improved designs in the dimensional shingles which oddly enough were made to resemble the old slate shingles.

It means that if something is "added back" then it does not reduce the rental-income one reported; hence meaning more is applied as " rental income sources" towards bringing the DSCR numerator up...towards the 1.25x needed for loan approval odds.

Usually I would handle this by tactfully offering to help clean up their place - you know… run a few dump runs, do some weedwhackjng, etc… But unfortunately, if they brought these items with them, odds are they do not consider any of it trash. 1.

In other words, One Quarter of mortgage officers decided to call it quits from the mortgage industry and not renew their license (for some reason the NMLS is only up to Q2 2023 data collection, odd…IMO full year 2023 was probably a blood bath.
