Sq footage most of time off.

If you got into it 10 years ago when it was essentially a dump, you would be a very happy and rich REI.Rents are very high per square footage; if you buy a condo, you're buying it at a premium most likely.

Even the breakdown of material costs by square footage.

Should I include the garages in the square footage when discussing construction?

Would rather pay for prime location and get less square footage.  

Just basing it off of sq footage and location.

However, prices inceased so much, and the square footage (over 1k) and amenities were so nice that we decided just to hang onto it.

I agree with @Oren K. that maintenance/cap expense is not primarily a function of the rent amount or purchase price but more a function of things like number of bathrooms, quality of interior, square footage, attached vs detached, type of exterior (siding), unit requires HVAC vs just furnace, etc.  

I will research typical rents per neighborhood, and their square footage and number of bedrooms and baths.
