I'm currently studying for my upcoming Real Estate exam, too.Question.. as a thought exercise, I've been analyzing deals that I have no intention of buying yet (still getting my personal finances in order), but I'm a kinetic learner so I'm doing deal analysis as practice and to learn my market.A lot of the ads I see for properties include a lot of rehab estimates and ARV values from the seller of the properties.

As long as  you are not looking for hand holding, and are a great self starter and quicker learner, a small broker will take you on.

I used to be a "lifelong learner" but I  know it all now!

And as a general rule, people are aiming very high tend to be very active learners.

Try and attend some local meet ups for free to network and learn that way.People love to share info and advice for free as long as you're a hard worker and a dedicated learner!

If you're an online learner go for real estate express, it's the cheapest I found.

I'm more of a hands on learner so I decided to stop reading and just get started lol.

I'd say for most beginner landlords with a SFH or duplex its more like a 16 year old with a learner's permit learning to drive on Grandma's 10 year old Hyundai.
