Just because you haven't heard from the Lender, A.G., FTC, FBI for the last couple of years doesn't mean you are "in the clear".

If someone is selling you a list, they are selling it to more than just you.

Moreover, for someone in your position just starting, it's best advised to partner with an experienced individual to mitigate risk and adequately learn the process.

And i just wanna make sure we are prepared and can finish this project.   

Right now we are just using private individuals.

I'm looking to just try it out and hear from the experiences of others first

thats basic list one can add.Value add /  New construction / land entitlements/ Timber / Minerals/ Lendingetc etc.. far more ways to actually make money than just buy and wait for rental income to payoff debtl 

Work at establishing in-person relationships that will serve you well over time, not just one-and-done.
