My wife and I are small-time real estate investors with lower middle class income.

I'm not super familiar with the area, but prices are definitely lower if you make your way to middle Bucks county (Quakertown).

And unemployment is starting to tick up. seems like the MF market is in the middle of a big correction right now.. from the posts we see on BP from limited partners.

The area specifically you mentioned is very much in the path of progress, but that's a blanket statement for the whole of Middle TN.

Although they had just loaned me 80k 10 months prior and im in the middle of refinancing house 3 to pay back that 80k, they agree to loan me another 200K to purchase the property to both purchase the house  and have some extra money to help with some of my own money to make make renovations.

I doubt their gas amounted to $1000 unless they live in the middle of nowhere and did multiple trips per day.  

Original asking was $145K but since the condition was not good we offered $125K and landed in the middle.

Super interesting market right now.It seems like there is no middle ground right now.

The goal for a wholesaler is to find a good deal and bring it to the investor and have the investor buy it and they do all the work while you are able to add your fee as your like the middle man.
