My gut tells me next time that I'd rather pay less for a good enough home that can attract a wider pool of tenants.I'm excited to see how this all plays out, learn and apply my knowledge toward future deals.

Low-end tile and installation material will run about $2/sf, and $3/sf is reasonable for someone who does tile but isn't a specialist -- good enough for a lower-end rehab.Carpet areas = 654sqft. * $2.8/sqft(material/labor) = $1831.20 I rounded to $1850 just cause it's a nice number.Shop around.

Either its good enough and cleans up or if its past that point of revival then the only option is to take 100% trims and doors out and replace with new quality stuff.

I offer the continuous pay because a realtors worst fear is that they give you a buyer and he buys from you, then when they have a good property to show their buyers they cannot buy because they have already purchased from you.If the realtors don’t have cash buyers, I tell them that if they bump into any great deals, they should call me and if the deals good enough we can buy with cash and close in less than 2 weeks.( Often times you can use other realtors buyers to buy another realtors house and you can make money setting the two up)An example of one of my clients deals that he ran this way.1.
