Hey David -  Networking with investor friendly agents can be a game changer for sourcing deals, especially when it comes to distressed properties and/or pocket listings.

The closest comparison would be bourbon street for college age kids, but bourbon street may need to up its game.  

Others will get financially damaged or emotionally damage and they are out of the game.. 

With your background in architectural design, you're already ahead of the game in understanding spaces and their potential!
