You can be super hosts for 10 years and have 0 claim experience.

Make sure that that person has a lot of experience, and make sure that there is at least 20% - 25% equity over and above the amount that you have lent and in your agreement it states that they can have no other liens or loans on top of yours.

I have experience in single family fix and flip, 1-4 family rentals, small apartments (10-30 unit), 100+ unit apartments, development, commercial retail, industrial and office.

With your experience and possible skillset, perhaps finding a company to sponsor you for a green card may be a better option? 

With experience, they have the right systems in place and know what doesn't work.
