Every penny towards our down payment and all estimated rehab costs represents a choice to not eat dinner at a restaurant, not buy our kids the item at the top of their Christmas list, etc.

Next thing you know you'll be like me saying "Ho Ho Ho you gotta Go" on Christmas.

Best to act as if there's no extension and treat one like Christmas.

Coronavirus Christmas more like it

They give their tenant a card, a gift, and an entire month of rent free for Christmas.

I stopped over today after cleaning up a rental , they set it up great , one in the back , and 2 on either side , picnic tables , christmas lights , fire pit , trash cans , lawn chairs  and a volleyball net .  

I do have the thought that I would like to stay close to home in terms of investing, I will soon be aiming to be a travel nurse and have no reservations on keeping an eye out on a market that will allow me to do well and enjoy the scenery (have never been out west and would love to see what cali and texas has to offer)My most recent activity I have been working on is taking down addresses on properties that still have Christmas lights on, or whose yards look in disarray, just to get an idea of what things I need to keep an eye on when I finally purchase my first property.

I don't think I want to have individualized conversations with each tenant about their specific issues, not that I don't care, but I don't think I can provide relief individually, if I do something for Carol in apartment B I can't not offer it to Jim in apartment D. 

Once the Christmas shopping season and returns end the bottom will drop out soon after.
