Good day, yes i'm an real estate professional from Kitchener/Waterloo region. obviously still a hot investment market as well a we are also close to the GTA which has settled down some due to the crazy market of everyone wanting that next home or that next affordable investment, but in doing this it , the government thought that they could regulate investors by making it harder for them to invest when actually it made it easier for them due to the struggling complications for first time home buyers involving a so called " stress test " to the market of future fore casts of rising interest rates, the first time home buyer needs to qualify for a home at 4.74% interest rate in order to actually get their true mortgage rate of 2.5% or what ever todays low rate is.as an investor myself, i know cash flow is key but in rising home prices in Ontario its an actual win win even if you aren't cash flowing , but i'm not talking about taking a $1000 hit every month for you to keep up expenses for your investment property so your tenants are happy, but its a true mortgage helper in knowing that every year you can increase to the allowance of the landlord tenant act to a certain percentage, eventually soon enough it will cash flow, and your equity will largely increase,.to make it even less stressful on some investors they are going the way of partnerships to leverage their portfolios and with the help of others peoples money grow alot quicker than doing it on their own.

I also have to call for any repairs, plumber, HVAC, communicate with my "helper" and he calls/talks to the tenants (I don't call/text tenants).

Still, scientists and engineers are working hard to overcome these hurdles.Data and Predictive AnalyticsData and Predictive Analytics may sound like complex terms, but let's break them down in a simple way.Data means there's a lot of information, like a huge puzzle with many pieces.Predictive Analytics is like a super-smart detective who puts those puzzle pieces together to predict what might happen in the future.Imagine you're playing with building blocks, and each block represents a piece of information.Data is when you have so many blocks that they fill up your whole room. Now, Predictive Analytics is like having a friend who's really good at building things. They take those blocks and create amazing structures, like predicting if it will rain tomorrow or what the next popular toy will be.In the real world, companies and scientists use Big Data and Predictive Analytics to solve all sorts of problems. They can predict things like which movies you might enjoy on streaming platforms or when machines in a factory might break down, so they can fix them before they do.So, don't let the fancy words scare you.Data and Predictive Analytics are like super-smart helpers that use lots of information to make our lives better and more convenient.Drone TechnologyDrones, also known as unmanned aerial vehicles (UAVs), are incredible pieces of technology that are changing the way we see and interact with the world around us.Imagine a small aircraft without a pilot that can fly through the sky, capturing breathtaking photos and videos, and performing various tasks from above. That's a drone!

get a couple of helpers. one inside the house to identify the leaking spot (unless you want to poke thru the ceiling with something sharp that won't cause a huge hole), and one on the roof to id the spot. giving you any further advice, is like operating in a room with no lights.
