First I'd like to say how incredible of a site this is, it is a dream and nothing has made more sense to me in my life.Shout out to Brandon for all the awesome series, and all the podcasts, I am thrilled to be apart of this community.Okay so my story is I recently attended a Than Merrill 2 hr RE class and I truthfully signed up to continue on to a 3 day workshop, when looking into the credibility, a Bigger Pockets forum came up in the search and I have been hooked on this site ever since & got a refund for the workshop!

I just think it would be a gamble.

Anything else you are gambling/hoping it will turn out OK and not be an issue.

We rolled the dice on it after doing our due diligence and careful consideration, we gambled that the low occupancy was due to poor management.  

For single NNN I think it is a good time to develop but I would not be thrilled about holding.

That being said, I won't gamble that property values will improve significantly within the next 5 years as the true improvements are taking place approximately 5-8 blocks southeast.I am going to check with the seller re: a second mortgage to see if thats an option.Seller purchased in 2014 for $100K in 2014 and prior to that, the property was sold in 2009 for $82K.  

You didn't really say what you are trying to accomplish (ie long term buy and hold, instant cash flow, gambling on appreciation) with your real estate investing.

If your goal is simply to "gamble" on appreciation ... then hold it and deal with headaches of remote ownership/management. 

BP is quickly breaking down those stigmas for me, and I am just as thrilled to learn about this life as I have been in any of my other educational aspirations.

I'm thrilled to have found this thread, as I had originally thought Matterport would be the only option for my soon-to-be-completed fix and hold.
