@Jesse Lugo Jr I've just hired several people to work for me, and I'm trying to make sure that I can keep them busy while I rebuild my construction business after traveling out of state for the last several years.

Has anyone lived in an RV, traveling from area-to-area, building competent teams and flipping with O.P.M, (Other Peoples Money)? 

Most casual vacationers don't travel with a recreational bicycle. 

First step would be to try to work with the smoking tenant to the point of even providing a smoke eater.

The house was listed at 25k but due to our background and travel history, we decided to give him a little more.

I have traveled the world,  and am relocating across the country to a market where I can create another great situation... but i don't have the revolving monthly income/ work history.

I've been falling behind on my podcasts because I typically listen while traveling

In any case, I found the following after she moved out:- Smoke/animal smell throughout the unit (she was a smoker and smoking in the unit was strictly prohibited and dog was allowed per the lease)- Carpet with cigarette burns and soaking wet at the time of removal (no telling how long its been like this)- Rear window has a broken pane (still functional as it is a double pane, but needs to be replaced regardless)- Holes in drywall- Replaced bedroom doorknob with deadbolt (because her middle school son was stealing cigarettes lol)- Backyard full of metal/wood fragments and general rubbish including shoes, a knife, batteries, fishing reels etc. 

At a minimum make sure you have smoke detectors in each bedroom and in the hallway leading to the bedrooms.
