That, and the upcoming CA ballot measure of possibility of loosing prop 13 property tax freeze status on CA commercial properties, are definitely putting a dent in desirability of owning CA NNN commercial :(

Definitely drive the city on the ground with a local investor to get a feel for neighborhoods, streets, blocks that are desirable vs. ones to avoid.Also the vast majority of the small (2-4 units) multi stock and even most 8-12 unit buildings, in the city specifically, are around 100 years old.

Talk to people and find your target areas you are interested in, then pursue a property there.I would and have given up return on investment to get a property in a desirable neighborhood.
