Thanks for the advice @Patricia Franciulli Yes, I have done a 1031 Exchange many years ago through Southwest Exchange, I believe they were the company that got busted for scamming their clients, luckily I wasn't one of them as I did business with them a few years before all that happened. $20K and rents for $950, do tell?

The last time I used CraigsList and Postlets, my prospects and I were seriously scammed--one prospective tenant almost transferred money to this guy who said he owned MY house and was offering it for rent cheaper than I was.

This has gone to court in my area, and granted, it never came out until some investor squeeled and cried, but the company/investor/ scam artist, was nailed every time.I think sending an invitation to a group of attorneys might be a really bad idea.The regulations exempt sophisticated investors, those with a net worth of 1M or more I think is still the cutoff.

And that was the time when I was serious scammed by an unethical wholesaler and it's set my investing back years trying and sort it out.Mark Ramsey is right, the wholesaler probably had some pressure to meet a deadline, but if you were feeling that there was something more going on, or that he wasn't completely trustworthy, then he probably wasn't.Never ignore your gut.

It has been a common practice in the city when people just want to buy a home and they end up contacting some scam artist off of Craigslist.
