In Georgia the notice states "Said property will be sold subject to (a) any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), (b) any matters which might be disclosed by an accurate survey and inspection of the property, and (c) all matters of record superior to the Security Deed first set out above, including, but not limited to, assessments, liens, encumbrances, zoning ordinances, easements, restrictions, covenants, etc.

Move your money to M1 or IBKR brokerage and take a loan from there, they can allow you to have a loan of 25% of the margin position with a low-interest rate.Also I would rather take a loan of 401k to funding acquisition, rather than sitting in 401k in the bear market,loan  payable in 5 years.

This notice could be as little as 21 days prior to the foreclosure which only occurs on the first Tuesday of the monthare they required to publish them in the local paper .. they are on the west coast.. also NOD is recorded and published out this way and or as stated just the notice of sale but that is usually 5 months till the sale date..

cThe additional issue you have is they publish names in the paper when they make arrests so in the court of public opinion you can have a conviction but the tool that tells your LL that  the arrest didn't lead to a conviction is gone.
