Hey BP,How important is it to have a website for motivated sellers and hire someone who specializes in SEO(search engine optimization) when you first start your direct marketing campaign?

I've been trying to search for various ways to optimize the NOI of the various apartment buildings in my company's portfolio outside of the obvious, no-**** variety (i.e. increasing rents, curing vacancy).

A rough estimate of monthly Net Operating Income would be 50% of monthly actual rents = 19670 Net Operating Income (19670) minus total debt service (21406) = 1736 (negative; use reserves for this) Once the building is optimized (95% occupancy), break even is achieved and valuators (cap rate, NOI) improve.

The best way to find them is to send out mailers.Some good lists to target are Absentee Owners with Equity, Seniors with Long-time Ownership and Homeowners with Low Financial Stability Scores.You can work with a list broker to optimize your list for your area.

If they can't or have concerns about paying a higher portion of the rent, I'd give them the option to end the lease and move out...no harm, no foul...when the deployed person moves out.I understand why it isn't an optimal situation. 

It's not Advanced Search btw, it's Advanced Filter, and when you click that from the Excel Data menu, a dialogue box pops up and has a selection item for Unique Records Only.

I think how you optimize is determined by the tenant base that exist in the area you want to own in and eviction laws.I have also seen a variation where the landlord collects weekly almost like a hotel.

However, what I plan to do is to optimize cashflowing REI to speed up early retirement plan by 20-30 yrs.  

We will be focusing on optimizing the portfolio over the next few months.
