So, unless there is more to the story that you're not disclosing, I'd say you really don't have to be at all concerned about the chain of title on these properties...just make your offers, and let the seller and the title company worry about getting (and insuring) you clear title...

She'll get discontinued merchandise from the popular furniture chains (American Signature, for example), she'll get some inexpensive stuff from IKEA, she'll buy a lot off of Craigslist for practically nothing, she'll go to estate sales, etc.

There are some expenses that are just capped (meals, etc).You need to check with a tax expert and assume that the rules do change so keeping up to date each year is a good idea.

The issue is the chain of lenders that own the property is so conveluted the title company is not sure who to have sign the deed as seller.

Basically 2 out of the 3 people in the apartment act this way, 1 is much much worse.He has not physically threatened (as he understands the consequences) but speaks with a demeaning, condescending and hateful manner every time, on email and in person.Apparently if there is an issue, like a broken toilet chain or broken blind, instead of fixing it the same day the tenants report it, I get to it within 2 days, maybe 3.

Not to say you can't find deals that way but its tough to consistently find good deals when you aren't the first one in the chain of sales.

Well, yes, you are in the chain, but you are also dealing with the same title company on both sides, and there is the concept of subrogation.
