Trying to gather some information on this...I have recently purchased a commercial building that I was going to conform into another small indoor facility. 

@Alex Schwartzman If you decide to evict, then just remember the cost to make rent ready (turn), vacancy, and any leasing fees you may be charged.  

This only includes slab and the building with one walk-in door and one roll up door. 

This included indoor/outdoor paint and lawn care improvements.

You would have the best chance with a smaller bank where you can meet with the decision makers.

I believe that scaling it in the future and diversifying will be my main money maker.)3) Do I need a relationship with a mortgage broker to transfer from my ownership to the new home buyer that would make it a more fluid operation instead of waiting for financing to clear during the project. 4) Would it be best to have my investor pull a loan on it and then transfer that to the home buyer?

I would appreciate any input regarding these items:1) Missing blinds $50 ea2) Holes busted in doors $200 ea (there are 2 with holes . . . one of them already had one hole in it prior to tenant move-in but he has put additional holes in it)3) Carpet cleaning.

Is there an unused space (perhaps a basement) to add storage lockers and/or indoor bike storage?

Michael,Non performing notes are money makers, but you will have better luck dealing with a note broker then a bank, unless they know you, and you have millions of dollars.Joe Gore
