Property management is more of a grind but the reward is long term wealth.

House plans have been drawn up by a friend who works for a large builder in the area:We are looking forward to any advice everyone here has to offer, as well as encouragement as we grind our way through the process.

Prices are far lower, inventory is strong and cash flow opportunities appear to be available even on the MLS.My question is, as a new investor in my position, would you continue to grind it out and compete in the Boise market or look to a less competitive market and take on the (perhaps perceived) risk of investing out of state?

Also people on vacation seem to stay up later, or have more people over or cause more noise, which if you are next to full time residents also seems to generate complaints.So be sure to study up on what works and what doesn't...and try to buy a place that might avoid the normal issues.One thing I always suggest to everyone who tells me they want to buy STR, is check the rate calendar for a similar property.   

So tune all that noise out- You’re doing amazing things and are clearly going to achieve more than you ever dreamed you could.

The tenants in questions and the tenants downstairs have discussed this for 2 month regarding smoking weed (which is illegal) and excessive noises.

Most successful people I have talked to told me that you have to put in your dues and grind it out in the beginning.

Also grind it out on a property or 2 and show grit and some success and talk about real estate regularly  with co-workers, friends, church, or other places you attend regularly and you will be amazed at who may come out of the woodwork.

But in most instances, highway noise is big minus.
