We invest solely in solid B areas (if you have not yet researched the difference between A B C and D areas, here is a link to an older thread with some useful descriptions and photos, but note that the third photo looks more B, while second is C).

The nice thing about doing it this way is that you can see pictures of the properties and also read descriptions and it will give you a good sense of the rental market if you are diligent and do this consistently.There are other sites like rentometer that will give you a range of tents, but you loose the experiential learning curve.

Warning... it can get pretty complex and I still ask my attorney lots of questions.Bankruptcy, federal and state taxes, mechanics liens, covenants and restrictions, lis pendens, discrepancies in the legal description, weird chains of title, mers, different types of deeds, trusts, life estates, mers.Pay someone that knows what they're doing if you have a lot of money at risk.
