I have no idea if I am posting to the correct forum or not, but I had a wholesaler bring a portfolio of properties to me the other day that caught my interest.

I'd need to know what your credit looks like but just running numbers off the information given in this post, you could do a multi family property, using rental income from property to help qualify around 400k price point which is with 5% down.

If you have one property nearby you might not need tracking software, I know some independent landlords that get 12 post dated checks and just mobile deposit them on the first of each month.

I know that it’s been a year since you posted but I just got audited by NY State and am hoping to provide them documentation successfully to reverse the tax liability that they are finding.
