Seems to me you are messing with people who quite possibly have fallen on desperate times and are inviting them to retaliate. 

So, the ones that are responding to your ad are more likely to be desperate tenants you probably don't want.Yes, you may end up having to wait for a new tenant to give 30 days notice to their current landlord, if you wait to show it when it's ready - but, those are the kinds of tenants you want. 

Why is this tenant desperate? 

If you have weird, unreasonable terms, you will only attract applicants who are so desperate, they will agree to anything in order to get housing. 

As if the real problem is that the city is in desperate need to have tenants complain about housing in disrepair.  

Take advantage of that fact.Also consider the fact that being desperate they are very likely to ignore regulations regarding pet fees just to find a place to live.

As a last desperate choice maybe but I always prefer to meet with my applicants in person in pre screening.

They might be desperate. 

I don't mind doing sweat equity nor does my son and his family, we just need MORE room it is crowded here lol.....Once I get that settled I am looking (or should say still looking) to get back into Real Estate Investments, I am networking here in Lakewood and found a couple of Investors who can steer me in the right direction, found a couple of other newbies as well who are now here thanks to me referring them lol, and still listening to the Podcasts that I find concerning Real Estate Investing which I am learning alot, thanks Brad for the connections, but as I said above I was trying to fix my credit score,  but instead of going up it went down to a low score of 503, it finally went back up and I am hoping it still goes up, but as I said I am in desperate need of getting out of this apartment into something bigger.

Don't be desperate by chasing after her.
