While my folks have done very well for themselves using as little risk as possible, I know that we can do much better with the appropriate amount of leverage as well as out of state opportunities.I spend about 2-3 hours a day educating myself/reading/listening to RE podcasts, and try to analyze about 2-3 properties each day.

When I graduated college my father was into comm'l real estate and was a licensed broker and he taught me a little bit.The main thing to do is to educate yourself and once you decide what you want to do, focus on that style you pick out 1 or 2 areas and make sure you know them well.

I have a little over 2 years worth of bills in savings, I've separated from my employer, completed the necessary education to proceed with the licensing process of becoming a real estate sales agent, and will hopefully be a licensed agent by the beginning of September.I'm posting this thread because I want to know, what are the mistakes you made when you were starting out?
