While my folks have done very well for themselves using as little risk as possible, I know that we can do much better with the appropriate amount of leverage as well as out of state opportunities.I spend about 2-3 hours a day educating myself/reading/listening to RE podcasts, and try to analyze about 2-3 properties each day.

I look forward to being involved in as many forums and discussions as possible to further educate myself about the industry.

When I graduated college my father was into comm'l real estate and was a licensed broker and he taught me a little bit.The main thing to do is to educate yourself and once you decide what you want to do, focus on that style you pick out 1 or 2 areas and make sure you know them well. 

If you haven't already, I recommend plugging into the Bigger Pockets podcast - that was a huge source of education for me when I first started. 

I have a little over 2 years worth of bills in savings, I've separated from my employer, completed the necessary education to proceed with the licensing process of becoming a real estate sales agent, and will hopefully be a licensed agent by the beginning of September.I'm posting this thread because I want to know, what are the mistakes you made when you were starting out?

Just be patient and educate yourself on the market. 

Ive looked into what steps it takes in become an agent there, but I was hoping that I could go ahead and get some of the educational bits of the license out of the way before I move.

Financial education wasn't covered at all in her high school, and even if it had been, it likely wouldn't have included the advantages of rental real estate ownership. 

This community is such a supportive resource, and the opportunities for education are rich.
