From a Rehab standpoint I'm an experienced flipper and spec builder so we can really do good on BRRR deals as I have my own crew and 1 employee who is a master carpenter (ok it's my dad I pay him 1200/week and he builds the best cabinets in town and is amazing with trim) only him really for the new construction but he comes in very handy on rehabs!!

The wood flooring is disgusting from the previous tenants dogs that they didn't care for, and discovered mouse droppings behind the appliances and in the back of the cabinets.

After doing my own inspection and found dry rot even though there was an inspection done before that did not call it out, I negotiated it down to $293,400 and $13,500 in seller paid closing costs and switched it to an FHA 203k rehab loan.Thought I would take advantage and do some value add so I included a conversion from office to bedrooms (just a closet and smoke alarm), Ductless AC, an extension of the carport to allow 2 large cars each unit, fenced yards, paint, cabinet paint, Shower tiles, ect.

I have done several kitchens with high end laminate and Also used the laminate as a full height backsplash under all the cabinets.
