I haven't made any deals yet,  I only been researching and basically studying the field.

So basically I'm asking has anyone out there found the fool proof way to getting these leases signed with ease? 

so basically i'm paying 15 months of homeowners and flood insurance at closing...that does not seem right to me that's more then NY and from what I have been old from several people that is not case in NJ.

I rent most of my houses to flight students now as I can usually justify a little more rent since they are basically paying by the room. 

This is a prime example of being able to give back... you will continue to receive payments and their basic needs will be met as well. 

You are basically describing turn key providers.They buy distressed properties, rehab them, get them stable with tenants and then sell to investors.

Jamie Owen I could be wrong but with my rentals that use non refundable deposits instead of security deposits (refundable), they basically count as rent.

I did this for years as a licensed broker in CA.. basically that's all I did.I did not enter into an agency with the seller I bought the property from the sellerI disclosed I was an agent and buying for profit or loss... 

The concept is furnished rentals that are rented for short terms as short as 1 day to 30days or longer if you desire.I'm a newbie. 

Luckily I have a friend who does design/build for restaurants to help at least guide me on the basic steps for the renovation so I am not flying entirely blind there.
