so basically i'm paying 15 months of homeowners and flood insurance at closing...that does not seem right to me that's more then NY and from what I have been old from several people that is not case in NJ.

You are basically describing turn key providers.They buy distressed properties, rehab them, get them stable with tenants and then sell to investors.

Jamie Owen I could be wrong but with my rentals that use non refundable deposits instead of security deposits (refundable), they basically count as rent.
