I want to be closer to a big airport ( my spouse job requires it) and want to flip and have some rental properties, in a landlord friendly, good rental market.

Medical Center (jobs and growth) and Hobby airport (cheap available transportation).

As part of this they require that all adjacent properties within 300 feet be notified.

And then the new factories popped up and the ease of getting to the Indy international airport made it a nice play for us.   

Or is it possibly part of an adjacent property?

We have 4 acres that are fairly square and own a new build strip mall and are building another strip mall adjacent to this property.

This tenant wants to use some adjacent green space which I own and fence it in, to create a play yard for children.

There are no 4 bedroom rent comps except for much nicer single family houses in adjacent neighborhoods.But the duplex is in a good elementary school, and with a little cosmetic rehab you can certainly raise the rent substantially to cover most of your mortgage.
