Zillow, trulia and those other sites are ok, but not accurate and I wouldn't (and don't) rely on them 100%.

I have lost quite a few bids because someone with more experience has come in and given a better, more accurate bid. 

Also, Autocheck is far more accurate than CarFax if you look at those as well.  

Sadly, that's where I learned the hard way that even with the best planning, accurate projections, and all the right things in place, events beyond our control can still come into play (9/11 in my case).
