I'm looking for a CRM with the following:-The ability to save important documents such as leases, invoices from contractors etc (right now I have everything saved in files on my computer)-The ability to receive payments-Some accounting capabilities (tracking basic expenses, ROI, etc)There's so many options on the market and I don't know what's best for my needs.

I've seen many homes that were purchased for too much in 2006 and 2007 that didn't get their equity back until about 6 months ago...Bob is right.....it just gives you a whole lot of room if you buy something that needs some fixin'.....Now of course some people have the ability to take on places that many people couldn't, but you can find more time and you can learn a lot of stuff.

In the BRRRR calculator, I don't believe there's an intuitive way in the "Purchase Loan Details" section to indicate and calculate that you're borrowing the funds for the purchase and the rehab from different lenders at different terms.For example, if you were purchasing the property with a hard money loan, but using a private money loan to cover the rehab, the calculator doesn't really have the ability to express that.

Those can be tinkered with and upgraded along the way, but in my experience most agents who enjoy the utility of their website will eventually move to a host service that adds a lot of bells and whistles onto the website (SEO, CRMs, blog posts, etc).I’d start with this: many brokers have a master website with the ability for each agent to have a micro-site within it (could be an agent page, possibly some search functionality, etc).
