You need to find an investor friendly Title company and do a "Double Closing" Close with Buyer and Seller the same Day, That way, Seller and Buyer won't know your profit.

You can use Real Estate Websites such as Zillow, Realtor.com, Redfin.com put in your search criteria and add Keywords such as "Motivated Seller," "Seller Financing," etc.

The money is good but I would much rather invest in NW Indiana (still near where I live) because its not as tenant friendly as Chicago.
